Has the tenant been served with the correct version of ‘How to rent: the checklist for renting in England?

Was the tenant served with a valid gas safety certificate before they took up occupation of the property?

Has the tenant been served with a valid gas safety certificate within 28 days of the gas safety being carried out if the gas safety certificate has since been renewed?

Has the tenant been served with an Energy Performance Certificate?

Please confirm if a deposit was paid by the tenant? – If yes, was this protected within 30 days of receiving the deposit and the prescribed information served within the same 30 days? If anybody on behalf of the tenant has paid towards the deposit, have they also been served with the prescribed information within the same 30 days?

Is the property let exclusively to the tenant or does the tenant rent a room of the property?

Is the property required to be licensed by the local authority? – If yes, do you have a license or has one been applied for?

Have you received a written complaint of disrepair from the tenant? 

Have you been served with a notice under section 11, 12 or 40 of the Housing Act 2004 by a local authority?

If the council have served a notice for hazards or disrepair, is the property currently on the market for sale?

Are you able to say yes to the following question:

Has the fixed term of the tenancy come to an end or is the tenancy 4 months away from expiring, or alternatively are you able to use a break clause to serve a section21 notice?

If your tenancy agreement commenced on or after 01, June 2019 please confirm if you have taken a prohibited payment?
